Comprehensive Development Plan for 1,200 Acres in Southeast Orange County
Nearly thirty years ago, Moss Park Properties, LLLP (“MPP”) purchased 1,200-plus acres of agricultural land in southeast Orange County to hold for long-term growth. In 2005, it became clear that the property was situated at the epicenter of one of Central Florida's most promising growth corridors, and SC Advisors was retained to create, permit, and implement MPP’s development plan and infrastructure improvements.
This included approvals for a DRI, construction of a full interchange at Dowden Road from State Route 417, and planning of a major local connector road network. The new Dowden Road and Innovation Way corridors opened a transportation gateway into the enormous growth areas of Southeastern Orange County. The roadways provided the first step in linking Orlando’s neighboring Medical City at Lake Nona, the International Corporate Park, and the University of Central Florida.
In March of 2013, SCA helped facilitate the phased sale of 366 acres to Lennar Homes, and SC Advisors was retained as Development Manager for Lennar’s infrastructure development obligations within the PD, with an estimated cost of over $30 million. Lennar’s investment has completed the first phase of its development and is expected to complete its infrastructure obligations in 2017. SC Advisors will manage the delivery of these improvements as well as Lennar’s delivery of a construction-ready 29 acre parcel to Orange County Public Schools for a new middle school, scheduled to be open in the fall of 2017.
