FLORIDA LEAUGE OF CITIES RETAINS SC ADVISORS TO ADVISE ON FUTURE DEVELOPMENTS.

Florida League of Cities (“FLC”) engaged SC Advisors (“SCA”) to serve as Owner’s Development Advisor. This was to determine the best and highest use of each property in the service of the organization’s business plan. FLC was founded in 1922 and provides tailored advocacy tools and training for municipal officials. It also administers the Florida Municipal Insurance Trust and offers financial solutions to local governments.

Initially, SCA conducted a market analysis of the organization’s current and future office requirements. The study examined the office market conditions, including supply, demand, occupancy rates, and future projections. In light of these findings, FLC determined that a new building would enhance and expand its existing services. As a first step, SCA selected its operating partners, including Hunton Brady as the principal architect, Brasfield and Gorrie as the contractor, and GAI for civil engineering.

The proposed development includes the construction of a 47,000-square-foot office building, a three-story parking structure with capacity for 220 vehicles, and the renovation of an existing 28,000-square-foot office building located on a 1.93-acre site at 125 E Colonial Drive. The newly constructed building will also offer leasing space. SCA will manage project conceptualization, financial structuring, and oversee all aspects of design, engineering, and construction.
