In December 2018, the senior housing project, developed through the engagement of SC Advisors by Dr. Phillip’s Inc., opened its doors. This state-of-the-art $57,000,000 Senior Housing project includes Independent Living, Assisted Living, and Memory Care, totaling 180 beds. It is co-located with the recently completed 60,000 s.f. Orlando Health Pavilion, currently in operation as the central office for Physicians Associates.

SC Advisor’s involvement began in 2013 with the early conceptualization of the master plan and related development plan, which led to the engagement of Harbor Retirement Communities. Throughout the process, SC Advisors worked closely with Dr. Phillips, assisting in the negotiations of the business terms and the completion of the final Lease and Development Agreement. As HRA became involved, SC Advisors continued to serve as the Owner’s Representative, further developing the design, budget, and schedule. This included the procurement of the construction manager and the completion of the GMP price and schedule agreement. SC Advisor’s project team led the coordination of the site planning, overseeing, and managing the civil design, landscaping plan, zoning, and permitting requirements.

SC Advisor’s original assignment was to perform a feasibility study and recommend a development plan for the site, it has been an honor and a privilege to work hand in hand with Dr. Phillips to witness the transformation of this 22-acre landholding into an $80,000,000 investment property.
